Okay, I need to replace the shingles on the house. I don't want to do it. I already fell off once. Here's what I'm dealing with.

It's 40 feet long and 28 feet deep. 12/12 pitch. I just got a quote for $14K for 40 year shingles, $15K for 50 year shingles and $28K for seamless steel. This all seems completely out of line to me. Tell me what you know.

Shop around. That sounds steep.
As with all things of this nature, always get a few quotes from reputable places.
I had mine done for just over $8000 in 2019.

Be thankful you’re not in CA. Those prices would just be for the permits :bash:

You should really take the shingles off and inspect the wood underneath.

Construction is expensive:
Cost of skilled labor
Permits AHJ
Insurance
Contractors license
Skyrocketing price of wood materials. There has been considerable increase lately.
Delivery of materials.
And on top of this, contractor must also make a profit.

You would probably benefit from increasing the thermal and moisture barrier underneath the shingles.
Newer materials could help drop your heating costs considerably and save a lot of energy.
I would investigate whatever is available to upgrade and weigh cost VS energy consumption, before calculating a final price.

Yes I have been to contractor management school / college.
But it really makes you realize that there is a lot more to it than you see on the surface.
The costs are a lot higher when you add in everything / calculate energy efficiency, etc.

When this roof was built -heating cooling costs were ridiculously low.
Now energy costs are multiplying, and there is a serious need to predict future operating cost VS materials used, and what advantages you could gain.

For those who like math ....

E = P*(t/1000)
E = energy measured in Joules or kilowatt-hours (kWh), P = power units in watts, and t = time over which the power or energy was consumed.

For those who dont ....
M = I*H
M = Math, I = Is, H = Hard
 
I always thought NJ was the worst for permits. It feels like you cant replace a lightbulb without the local town reaching into your wallet. I miss the days when they would come by with their hand out, now they just straight up mug you for your money.
Yep, I just paid my local town $600 to “approve” my deck plans, which is basically the same deck I have now just a little larger. Now, these are not even permits, that’s next at the county level. Not sure how much THATS gonna cost me.

You mean they didnt make you petition the neighbors first to see if they will allow it to happen? Wow! You guys in Cali are so laid back.

Ha, I’ve lived in HOA controlled neighborhoods (in my third one now) since 1988. This HOA is only 23 homes, the original development plan was 191 homes, but only the first phase was ever built. When we retired here in 2020 the then current HOA secretary/treasurer and president were moving. So my wife volunteered to take over the sec/tres position. And since according to the HOA bylaws there needs to be 2 active positions, the wife gave me the title of HOA president (I don’t do anything). So, we approved our own plans :dood:
